Lead Warning Statement

Every purchaser of any interest in residential real property on which a residential dwelling was built prior to 1978 is notified that such property may present exposure to lead from lead-based paint that may place young children at risk of developing lead poisoning. Lead poisoning in young children may produce permanent neurological damage,including learning disabilities, reduced intelligence quotient, behavioral problems, and impaired memory. Lead poisoning also poses a particular risk to pregnant women. The seller of any interest in residential real property is required to provide the buyer with any information on lead-based paint hazards from risk assessments or inspections in the seller’s possession and notify the buyer of any known lead-based paint hazards. A risk assessment or inspection for possible lead-based paint hazards is recommended prior to purchase.

Radon Warning Statement

Every buyer of any interest in residential real property is notified that the property may present exposure to dangerous levels of indoor radon gas that may place the occupants at risk of developing radoninduced lung cancer. Radon, a Class-A human carcinogen, is the leading cause of lung cancer in nonsmokers and the second leading cause overall. The seller of any interest in residential real property is required to provide the buyer with any information on radon test results of the dwelling showing elevated levels of radon in the seller's possession.

Most state agencies strongly recommend ALL home buyers have an indoor radon test performed prior to purchase or taking occupancy, and mitigated if elevated levels are found. Elevated radon concentrations can easily be reduced by a qualified, licensed radon mitigator.

Lead-Based Paint Obligations of Seller

Seller shall disclose to each real estate licensee the existence of any available records or reports. High Efficiency Furnace / Boiler	The Federal Trade Commission requires new furnaces or boilers to display their AFUE so consumers can compare heating efficiencies of various models. AFUE is a measure of how efficient the appliance is in the energy in its fuel over the course of a typical year.
High Efficiency Lighting (CFLs, LED)	New lighting technologies use less energy, last longer, & give off the same amount of light as old incandescent technologies. Compact fluorescent lights (CFLs) use about a quarter of the energy while giving off the same amount of light & lasting up to 10 times longer. Fees and Online Purchases.

a. Account Fees. You will be charged a fee ("Account Fee") based on the package chosen by You at registration. The Account Fee will be charged in accordance with the payment method selected by You. The Account Fee will entitle You to list your property on Cribbed.com for a period of six months in addition to the other services set forth within the chosen package. You may extend your listing on a monthly basis for an additional fee of $50.00 per month. Your listing will automatically be extended at the additional charge unless You cancel it. You acknowledge that Your subscription is subject to automatic renewals and You consent to and accepts responsibility for all recurring charges to Your credit or debit card (or other payment method, as applicable) based on this automatic renewal feature without further authorization from You and without further notice.

b. Payment. All fees are in U.S. dollars and are non-refundable. Our authorized third-party payment processors will charge the payment method you specify at the time of purchase or as agreed to as part of the selected Website service. If you pay any fees with a credit card, we may seek pre-authorization of your credit card account before your purchase to verify that the credit card is valid and has the necessary funds or credit available to cover your purchase. All purchases through our site or other transactions for the sale of goods, or services, or information formed through the Website or resulting from visits made by you are governed these Terms of Use.

c. Deferred Payment Option. You must ensure that information set forth in your listing ("Seller Content") is true, accurate and complete at all times, including without limitation the description, required legal disclosures (including those provided by Cribbed) and other advertisement, offer or promotional content. You are solely responsible for setting the price of your home. If we provide guidance regarding general pricing strategies such guidance is informational only and the decision to utilize such guidance is solely yours.

Current Seller Content. You are responsible for keeping your Listing up to date and verifying that Seller Content is accurate.

Signs ordered. When ready, signs are ordered through the Listing Portal. c. No Refund. The Company offers no refund for Account Fees or listing cancellations.

Factors beyond our control affect the sale of your home and many such factors are determined by you, including listing price, showing conditions, availability for showings, and marketing conditions, to name a few. - Sellers assume all risks associated with individuals coming into their home, including but not limited to potential buyers, inspectors, contractors, photographers, open house visitors, etc. Any injuries related to nature's elements, stairs, access to obstructions, ladders, swimming pools or other attractive nuisance, or Cribbed-provided materials (such as shoe covers, signs, etc.) to name a few, is the responsibility of the seller.
