Showcase Your Property to Serious Buyers

Preparing to Publish Your Listing

The “Getting to Listed!” section of our Seller’s Guide details the steps you need to take before publishing your listing. These include utilizing your Broker-in-a-Box marketing materials, writing a compelling listing description, getting your home professionally photographed and completing all the Listing Builder modules on your Seller Portal. Performing these steps will prepare you for the next step: publishing your listing.

Leveraging the Listing Builder

You can access the Listing Builder by logging into your Cribbed account and opening your Seller Portal. To create a listing, click the “Add New Listing” button and fill out the fields under Property Details with information about the home you’re selling. You can also schedule a shoot with a photographer, sign and complete disclosures, and order exterior signage. Additionally, you can name household members who can review and accept appointments.

Marketing Your Property

Once you’ve published a listing on Cribbed, immediately submit your home to Zillow. In most states, there is no cost to list a For Sale By Owner (FSBO) home. You can also share your listing to your social media profiles via the seller dashboard. Spreading the word through your online network can expose your property to potential buyers who might not be actively searching traditional channels. You can also share your listing by emailing the link in your seller dashboard.

Managing Offers

Receiving an offer is always great news. Remember that you can always negotiate with the buyer even if it’s lower than your asking price. If a sale seems unlikely at this initial offer, your experience will provide you with a baseline to adjust your pricing strategy or highlight unique selling points for future buyers. What if you receive multiple offers? If this is the cause, you have the freedom and flexibility to play them against each other. You can compare each offer’s terms, deadlines, and overall seriousness.

Preparing for the Inspection

Before finalizing the sale, the buyer will hire an inspector to assess the condition of your home. This can be a bit nerve-wracking, but it’s essential to the buyer’s due diligence and helps them become more confident about their purchase. Typically, sellers aren’t present at inspections. Instead, the buyer will send their feedback and a detailed report of any issues found afterward.

Final Walkthrough and Closing

The buyer will likely perform a final property walkthrough just before closing. To prepare, ensure the home is clean, the lawn is mowed, and everything that needs to be removed from the property—old furniture, appliances, and the like—has been stored, recycled, or donated. Once all contingencies have been satisfied, the closing is then scheduled. As soon as the closing has been finalized, remember to close out your Cribbed listing!

Lead Warning Statement

Every purchaser of any interest in residential real property on which a residential dwelling was built prior to 1978 is notified that such property may present exposure to lead from lead-based paint that may place young children at risk of developing lead poisoning. Lead poisoning in young children may produce permanent neurological damage,including learning disabilities, reduced intelligence quotient, behavioral problems, and impaired memory. Radon Warning Statement

Radon, a Class-A human carcinogen, is the leading cause of lung cancer in nonsmokers and the second leading cause overall. Lead-Based Paint Obligations of Seller

Seller shall also disclose any additional information available to Seller concerning the known lead-based paint and/or lead based paint hazards, such as the basis for the determination that lead-based paint and/or lead-based paint hazards exist, the location of the lead-based paint and/or lead-based paint hazards, and the condition of the painted surfaces.
Seller shall disclose to each real estate licensee the existence of any available records or reports. Fees and Online Purchases.

You may extend your listing on a monthly basis for an additional fee of $50.00 per month. Your listing will automatically be extended at the additional charge unless You cancel it. You acknowledge that Your subscription is subject to automatic renewals and You consent to and accepts responsibility for all recurring charges to Your credit or debit card (or other payment method, as applicable) based on this automatic renewal feature without further authorization from You and without further notice.

b. Payment. All fees are in U.S. dollars and are non-refundable. Our authorized third-party payment processors will charge the payment method you specify at the time of purchase or as agreed to as part of the selected Website service. If you pay any fees with a credit card, we may seek pre-authorization of your credit card account before your purchase to verify that the credit card is valid and has the necessary funds or credit available to cover your purchase. Account Deactivation and No Refund Policy.

b. Listing Cancellation. You may cancel your listing on the Website by clicking "Cancel Listing" in Listing Builder or by contacting us at 833-856-2343 or by emailing [email protected]. If you wish to reinstate your cancelled listing, you may do so subject to a reinstatement fee. Note that if you chose to defer any payment when subscribing, any remaining payment will be immediately due.

c. No Refund. The Company offers no refund for Account Fees or listing cancellations.
No Guarantee. You are not paying for results and we do not guarantee that your home will sell. Factors beyond our control affect the sale of your home and many such factors are determined by you, including listing price, showing conditions, availability for showings, and marketing conditions, to name a few. Similarly, we do not guarantee that you will find a home to purchase. Factors beyond our control also affect the purchase of a home, each of which can be determined by you (e.g., purchase price, financing, contingencies, etc.). As these relevant factors lie within your control, the Company assumes no responsibility for any user actions taken, or not taken, based on Cribbed's services and information offered on the Website. With Cribbed you pay a small flat fee for access to the most professional marketing and owner listed marketing and technology any non-agent or agent can provide.
Platinum Buyers. Platinum Buyer badges are distributed to buyers on good faith that the pre-approval and proof of funds include the same information as what the buyer self-reports on that module. When a buyer makes an offer, the onus is on the seller to verify the funds documentation to their satisfaction.
Prohibited Uses.

a. Prohibited Uses. You agree to use the Website only for lawful purposes and in accordance with these Terms of Use. You agree not to use the Website in any way that is harmful or exploits, or attempts to harm or exploit, the Company, its service providers, suppliers, partners, stakeholders, employees, or any other user in any. - Cribbed is not liable for Claims arising from errors in any Listing including but not limited to the listing address, address, unit number, any pre-populated or seller-populated listing fields, or in the property description. You understand and accept that you have a duty to verify that the Listing Contentis accurate.
- Sellers assume all risks associated with individuals coming into their home, including but not limited to potential buyers, inspectors, contractors, photographers, open house visitors, etc. Any injuries related to nature's elements, stairs, access to obstructions, ladders, swimming pools or other attractive nuisance, or Cribbed-provided materials (such as shoe covers, signs, etc.) to name a few, is the responsibility of the seller.
- You are responsible for compliance with all laws and regulations including but not limited to those related to privacy.
- Cribbed is not liable for damage to your property caused in the virtual staging or in-person staging of the home, or showing of home to potential Buyers.
- If you believe a buyer poses an imminent risk of harm to a person or property, or I you believe you have been a victim of a crime, you should immediately contact local authorities.

Buyers:
