Showcase Your Property to Serious Buyers
Preparing to Publish Your Listing
The “Getting to Listed!” section of our Seller’s Guide details the steps you need to take before publishing your listing. These include utilizing your Broker-in-a-Box marketing materials, writing a compelling listing description, getting your home professionally photographed and completing all the Listing Builder modules on your Seller Portal. Performing these steps will prepare you for the next step: publishing your listing.
Leveraging the Listing Builder
You can access the Listing Builder by logging into your Cribbed account and opening your Seller Portal. To create a listing, click the “Add New Listing” button and fill out the fields under Property Details with information about the home you’re selling. You can also schedule a shoot with a photographer, sign and complete disclosures, and order exterior signage. Additionally, you can name household members who can review and accept appointments.
Marketing Your Property
Once you’ve published a listing on Cribbed, immediately submit your home to Zillow. In most states, there is no cost to list a For Sale By Owner (FSBO) home. You can also share your listing to your social media profiles via the seller dashboard. Spreading the word through your online network can expose your property to potential buyers who might not be actively searching traditional channels. You can also share your listing by emailing the link in your seller dashboard.
Managing Offers
Receiving an offer is always great news. Remember that you can always negotiate with the buyer even if it’s lower than your asking price. If a sale seems unlikely at this initial offer, your experience will provide you with a baseline to adjust your pricing strategy or highlight unique selling points for future buyers. What if you receive multiple offers? If this is the cause, you have the freedom and flexibility to play them against each other. You can compare each offer’s terms, deadlines, and overall seriousness.
Preparing for the Inspection
Before finalizing the sale, the buyer will hire an inspector to assess the condition of your home. This can be a bit nerve-wracking, but it’s essential to the buyer’s due diligence and helps them become more confident about their purchase. Typically, sellers aren’t present at inspections. Instead, the buyer will send their feedback and a detailed report of any issues found afterward.
Final Walkthrough and Closing
The buyer will likely perform a final property walkthrough just before closing. To prepare, ensure the home is clean, the lawn is mowed, and everything that needs to be removed from the property—old furniture, appliances, and the like—has been stored, recycled, or donated. Once all contingencies have been satisfied, the closing is then scheduled. As soon as the closing has been finalized, remember to close out your Cribbed listing!
